Ksamil Apartments for Sale on the Ionian Coast

Albania Coastal Homes

Why buy property in Ksamil

Ionian Beaches

Ksamil is a beach resort on Albania’s Ionian coast, known for its clear water, small beaches and the little islands just offshore, with views across to Corfu.

Near Butrint

The Butrint UNESCO World Heritage site lies close by, and Sarandë, the region’s main town, is a short drive north. Together they draw visitors through a long summer season.

Summer Demand

Ksamil is a strongly seasonal resort. Holiday-rental demand peaks from June to September and is much lower in winter, so plan around summer-weighted income. In return, sea-view units command some of the highest nightly rates on the coast.

Neighbourhoods and where to look

Beachfront and Sea View

Apartments closest to the water and with views of the islands and Corfu sit at the top of the price range. They suit buyers who prioritise the setting and summer rental appeal.

Second Line and Inland

A few streets from the shore, apartments cost less per m² and the setting is quieter. Check the walk to the beach and whether the building is accessible year-round.

New Off-Plan Complexes

Newer complexes are built in phases, often with shared pools and gardens. Verify the developer, the permits and the delivery date, and ask about the title deed before you reserve.

Towards Sarandë and Butrint

North to Sarandë, a full town with year-round services, or south to Butrint and the border area. Buyers who want everyday facilities often compare Ksamil with Saranda.

Who buys in Ksamil

The Holiday-Rental Investor

Targets sea-view and near-beach apartments for short-term summer lets, with a summer-weighted income. Units with island views and a short walk to the beaches earn the highest nightly rates on the southern Riviera.

The Lifestyle Second-Home Buyer

Buys for family summers in a resort with clear water, small beaches and views towards Corfu. Shallow, sheltered bays make Ksamil especially popular with families, and Butrint is a short trip away.

The Long-Term Holder

Buys with a longer horizon, betting on the Riviera’s appeal and improved access to the south. Limited buildable land close to the water keeps supply tight, which is why prices here sit above most of the coast.
FAQ

Ksamil property FAQ

Yes. Foreigners can buy apartments in Ksamil with the same rights as Albanian citizens, and no special permit is needed for residential property. Because Ksamil is close to the Butrint protected area, always check that the building’s permit and land title are fully in order.

Ksamil is one of the most expensive markets on the Riviera. Listings on Indomio.al averaged about €2,585 per m² in September 2026. New builds in the Sarandë–Ksamil area typically range from €1,800 to €2,500, while premium sea-view apartments with proven rental history can reach €4,000 per m² or more.

Ksamil has very strong summer demand thanks to its beaches, islands and proximity to Butrint, and short-term yields in the Sarandë area are estimated at around 8% to 10% for well-managed units. The season is short, so most income arrives between June and September, and professional management is recommended.

Most foreign owners fly to Corfu and take the passenger ferry to Sarandë, then drive about 15 minutes south to Ksamil. The alternative is Tirana International Airport, which is a longer drive of several hours along the coast or inland route.

Ksamil is a small beach resort with some of the clearest water in Albania and a strong holiday-rental market, but many businesses close in winter. Sarandë is a year-round town with shops, a port and services. Buyers who want to live on the coast often choose Sarandë; holiday investors often prefer Ksamil.

You reserve the apartment with a deposit, your lawyer checks the title, permits and developer, and the final contract is signed before a public notary. The notary files the sale with the State Cadastre Agency, which registers the property in your name. On new builds, confirm the occupancy permit before completion.

Allow roughly 2% to 4% of the price for notary fees, cadastre registration, translations and legal checks. There is no separate purchase tax for buyers. For rental use, add furnishing, a management fee and the tourist-rental registration required for short-term letting.

Ksamil is quiet between November and April, with many restaurants and shops closed. Owners who stay year-round usually rely on Sarandë for supermarkets, healthcare and services. If you want a winter base, choose a building that is well insulated and managed all year.
