Saranda Real Estate: Apartments on the Albanian Riviera

Albania Coastal Homes

Why buy property in Saranda

Riviera Bay

Sarandë (also written Saranda) is the southern anchor of the Albanian Riviera, built around a wide bay with a seafront promenade facing the Greek island of Corfu.

Corfu Ferry

A ferry links Sarandë with Corfu in well under an hour on the faster boats, with the most sailings in summer. That makes the town easy to reach for visitors and buyers who fly into Corfu from the rest of Europe.

Ksamil & Butrint

Sarandë is the main base for Ksamil’s beaches and the Butrint UNESCO World Heritage site, which draws visitors through a long summer season and supports short-term rental interest.

Neighbourhoods and where to look

Bay and Promenade

The waterfront promenade holds the town’s restaurants, cafés and sea views. Buyers find mid-rise apartment blocks and newer developments facing the bay, at the highest prices in town.

Town Centre

Shops, services and the port are close by. Apartments here are generally older or mid-age blocks at lower prices per m², with the bay a short walk away.

Lëkurësi Hillside

Above the town, the hillside below Lëkurësi Castle offers elevated bay views and a quieter setting. Access is by road and stairs, so check the walk to the centre.

South Towards Ksamil

The coast road south leads to Ksamil and Butrint. Newer, lower-density complexes and holiday apartments suit buyers who want beach access over city convenience.

Who buys in Saranda

The Holiday-Rental Investor

Targets bay-facing apartments for short-term summer rentals, drawn by visitor numbers to Sarandë, Ksamil and Butrint. Sea-view units on the promenade command the highest nightly rates and the strongest occupancy from June to September.

The Retiree & Relocator

Values a walkable seafront town with year-round services, mild weather and a ferry link to Greece. Central apartments near the promenade suit buyers who want shops, clinics and cafés on foot in every season.

The Second-Home Buyer

Buys a sea-view apartment for family summers on the Riviera, with the option to rent it out while away. Hillside buildings below Lëkurësi Castle offer bay views at lower prices than the first line.
FAQ

Saranda property FAQ

Yes. Foreign nationals can buy apartments and houses in Sarandë on the same basis as Albanian citizens, with no special permit for residential property. Agricultural land is the main exception, so check the land category if you are looking at a plot or villa outside town.

Prices depend mainly on the view. Apartments in the town centre sell for about €1,600 to €1,800 per m², while sea-view apartments on the bay cost roughly €2,200 to €3,000 per m². New builds across town average around €1,800 to €2,500, with first-line and penthouse units at the top of the range.

Sarandë is one of Albania’s strongest short-term rental markets, supported by visitors to the Riviera, Ksamil and Butrint. Market reports put short-term yields at around 8% to 10% for well-located, well-managed apartments. The season is more concentrated than in Durrës or Vlorë, so plan for quieter winter months.

Passenger ferries sail between Sarandë port and Corfu town, with the fastest boats crossing in well under an hour and extra sailings in summer. Corfu airport has direct flights to many European cities, which is why many foreign owners fly to Corfu and take the ferry rather than drive from Tirana.

Sarandë is a year-round town with shops, services, a promenade and a port, so it suits buyers who want to live there or rent for longer periods. Ksamil, about 15 minutes south, is a smaller beach resort with some of the clearest water on the coast, higher seasonal demand and a shorter season.

A typical purchase starts with a reservation deposit, then legal checks on the title, building permit and developer. The sale contract is signed before a public notary, who files it with the State Cadastre Agency to register the property in your name. On off-plan projects, payments are usually staged with construction progress.

Budget roughly 2% to 4% of the purchase price for notary fees, cadastre registration, translations and legal due diligence. Buyers do not pay a separate property purchase tax in Albania. If you plan to rent out the apartment, also allow for furnishing and a local management fee.

It is not strictly required for the purchase itself, as funds can be transferred from abroad to the seller or a notary-controlled account. A local account is still practical for paying utilities, building fees and annual property tax, and for receiving rental income.
