Why buy property in Golem

Sandy Beach

Golem is a beach town on the Adriatic coast south of Durrës, known for its long sandy beach and for apartment blocks built for summer stays.

Better Value

Golem offers some of the lowest beachfront entry prices near Durrës. New projects start from around €1,100 to €1,350 per m², compared with €1,600 to €2,100 on the Durrës seafront, so the same budget buys more floor area.

Easy Access

Golem lies on the coast road about 10 to 12 km south of Durrës, and Tirana International Airport is roughly a 45 to 50 minute drive. Tirana itself is under an hour away by motorway.

Neighbourhoods and where to look

Beachfront Strip

Apartment blocks stand close to the sand, with sea views on the upper floors. They are built mainly for holiday use, so check maintenance fees and whether services run outside summer.

Second Line and Golem Village

A few streets back, buyers find quieter surroundings and lower prices, with shops and everyday services in the village. Ask for the exact walking distance to the beach.

Towards Durrës

To the north, the coast becomes more urban as it nears Durrës, with more shops, the port and year-round services within a short drive.

Rooftop Golem

Our current Golem listing is a top-floor, 57 m² apartment with panoramic Adriatic terraces, one bedroom, unfurnished, with a certified title deed and installment plans available.

You sign a reservation agreement with a deposit, complete legal checks on the title and building permit, then sign the final contract before a public notary. The notary registers the sale with the State Cadastre Agency, which records you as the owner. Always confirm the building has its occupancy permit.

Set aside roughly 2% to 4% of the price for notary fees, cadastre registration, translations and legal due diligence. There is no separate purchase tax for buyers. For holiday blocks, also ask about the annual building maintenance fee, as it covers pools, gardens and security.

Yes, on many new projects. Developers often split payments into stages linked to construction, for example a first payment on signing and the balance at key handover. Our Rooftop Golem listing offers an installment plan; ask us for the payment schedule before you reserve.
