Apartment buildings stand close to the sand, so the beach is a short walk from the door. Sea views and balconies are the main selling point, and buildings are mostly low to mid-rise. The pine forest behind the shore gives this stretch a greener, calmer feel than Golem.
A few streets from the shore, prices are lower and the setting quieter. Check the walking route to the sand and the road quality before you buy. These buildings suit buyers who want to spend less and are happy with a short walk to the beach.
Inland, the town of Kavajë provides shops, schools and services for year-round living, a short drive from the beach.
Our current Spille listing is a furnished 70 m² apartment near Spille Beach with one bedroom, two bathrooms and a certified title deed.
Yes. Foreign buyers can purchase apartments in Spille on the same terms as Albanian citizens, with no special permit for residential property. Only agricultural land carries restrictions, so check the land category if you consider a house or plot rather than an apartment.
Spille has few published statistics, so we compare it with the wider Kavajë and Durrës coast. New projects in nearby Golem and Qerret are offered at about €1,100 to €1,350 per m², the Durrës region averages €1,100 to €1,600, and our Spille Paradise listing starts from €1,500 per m².
Spille is quieter than Golem and Durrës, which appeals to families and couples looking for a calmer beach holiday. Rental income is mainly seasonal, from June to September. Along the Durrës coast, gross yields generally range between 4% and 9%, and furnished units near the sand perform best.
Spille is about 20 km south of Durrës, roughly 25 to 30 minutes by car along the coast road. Tirana International Airport is around an hour’s drive, and the town of Kavajë, with supermarkets, schools and health services, is about 15 minutes inland.
Some are. Many buildings in Spille are recent, and several developers and owners sell units fully furnished, which lets you use or rent the apartment straight away. Our Spille Paradise listing is furnished; always ask for an inventory as part of the sale contract.
The usual steps are a reservation agreement and deposit, legal due diligence on the title and permits, and a final contract signed before a public notary. The notary then submits the contract to the State Cadastre Agency, which registers the apartment in your name.
Budget about 2% to 4% of the price for notary fees, cadastre registration, translations and legal checks. There is no separate property purchase tax for buyers. Ask about the building’s annual maintenance fee, especially in complexes with shared pools or gardens.
It can be, but the beach area is quiet outside summer and some restaurants and shops close. Buyers who plan to stay all year usually rely on Kavajë and Durrës for daily services. Check that your building runs water, lifts and maintenance in winter before you buy.
