Qerret Property for Sale: Beach Apartments Near Durrës

Albania Coastal Homes

Why buy property in Qerret

Calm Beach

Qerret is a beach area on the Adriatic coast south of Durrës, in the Kavajë municipality, with a sandy shore and newer apartment buildings close to the water. It is calmer than neighbouring Golem.

Modern Buildings

Buyers here mostly find recent buildings and towers, often sold with a certified title deed and, on selected projects, installment plans. Upper floors offer wide Adriatic views.

Easy Access

Qerret lies just south of Golem, about 15 km from Durrës centre. Tirana International Airport is roughly a 50 minute drive, so the apartment is easy to reach for short stays and property visits.

Neighbourhoods and where to look

Beachfront

Apartments near the shore offer sea views and short walks to the sand. They suit buyers who want to use the apartment themselves in summer. The beach here is wide and sandy, and generally less crowded than central Golem in peak season.

Towers and New Developments

Higher buildings and newer complexes offer upper-floor views and modern layouts. Verify the developer, the permits and the delivery date before you reserve. Towers such as Narea Residence add pools and shared facilities that appeal to holiday tenants.

Second Line and Inland

Further from the sea, prices are lower and the surroundings quieter. Ask for the exact walking route to the beach.

Narea Towers

Our current Qerret listing is an 80 m² one-bedroom apartment on the fifth floor at Narea Towers, for sale, with a certified title deed and installment plans available.

Who buys in Qerret

The Holiday-Rental Investor

Looks at modern beach apartments for short-term summer lets, accepting seasonal income. Upper-floor units with sea views and building amenities achieve the best rates in July and August.

The Family Second-Home Buyer

Buys a compact, modern apartment for family summers within reach of Durrës and Tirana. The quieter beach and newer buildings make Qerret a popular alternative to busier Golem.

The Instalment Buyer

Prefers to spread the cost through a developer’s installment plan on a selected new-build project. Staged payments linked to construction let buyers enter the market without paying the full price upfront.
FAQ

Qerret property FAQ

Yes. Foreign nationals can buy apartments in Qerret on the same terms as Albanian citizens, and no special permit is required for residential property. The main restriction in Albania concerns agricultural land, which does not apply to beach apartments or tower developments.

Prices depend heavily on the building. Standard new projects in the Golem–Qerret area are offered from around €1,100 to €1,350 per m², while the Durrës coast averages about €1,300. Premium beachfront towers cost more: our Narea Towers listing starts from €2,300 per m².

Qerret attracts summer visitors who want a quieter beach than central Golem or Durrës, and modern towers with pools and sea views rent well in July and August. Across the Durrës coast, gross yields generally range between 4% and 9%, depending on the building, finish and management.

Qerret is about 15 km south of Durrës centre, around 20 minutes by car. Tirana International Airport is roughly 50 minutes away, and Tirana city can be reached in about an hour by motorway, depending on traffic.

Verify the developer’s track record, the building permit and whether the land title is clean. Ask for the expected delivery date and what happens if it slips, and make sure staged payments are linked to construction progress in the contract. An independent lawyer should review everything before you pay a deposit.

You reserve the unit, complete legal due diligence, then sign the sale contract before an Albanian public notary. The notary registers the transaction with the State Cadastre Agency, which issues the ownership certificate. For new builds, the title is registered once the building has its occupancy permit.

Plan for roughly 2% to 4% of the purchase price for notary fees, cadastre registration, translations and legal checks. Buyers pay no separate purchase tax. In towers with pools, gyms or concierge services, check the annual maintenance fee as it affects rental returns.

Yes, on selected new-build projects. Developers commonly split the price into stages tied to construction milestones, with the last payment at handover. Narea Towers offers an installment plan; ask us for the current schedule and deposit terms.
