Himarë Real Estate: Property on the Albanian Riviera

Albania Coastal Homes

Why buy property in Himarë

Riviera Heart

Himarë sits midway along the Albanian Riviera, where mountains drop to clear water. The coast combines a historic hillside old town with long pebble and sand beaches below.

Village Charm

Buyers find a quieter, more traditional setting than the larger resorts, with tavernas and small shops, and beaches within reach of most of the town.

Central Location

Himarë lies on the coast road between Vlorë and Sarandë, roughly an hour’s drive from each. Most foreign owners arrive via Corfu and the Sarandë ferry or over the Llogara pass from Vlorë, so allow extra time in peak summer traffic.

Neighbourhoods and where to look

Livadhi and the Beachfront

The main beach area has apartments and small hotels facing the water. Sea views and short walks to the shore are the main draw, and prices reflect that.

Himarë Old Town

The hillside old town and castle area offers a traditional setting with stone houses and views over the bay. Access is on foot or by narrow roads, so check parking and the walk to the sea.

Newer Developments

Recent complexes are built on the slopes and near the shore, with modern layouts and shared pools. Verify the developer, the permits and the delivery date before you reserve.

North Towards Dhërmi and Palasa

To the north, Dhërmi and Palasa offer a more upscale coastal setting. Read our Dhërmi and Palasa guide to compare.

Who buys in Himarë

The Riviera Investor

Looks at sea-view and beachfront apartments for summer rentals and long-term appreciation on the Riviera. Modern apartments are still in limited supply here, which supports occupancy for well-finished units near the main beach.

The Lifestyle Second-Home Buyer

Wants a quieter, more traditional Riviera setting for family summers. Himarë keeps a permanent community, tavernas and village life, and nearby coves such as Filikuri and Porto Palermo add variety.

The Long-Term Holder

Buys with a longer horizon, betting on the Riviera’s appeal and improved access from Vlorë. Prices are still below Sarandë and Dhërmi, and the 2026 reference-price revision shows how fast values are moving.
FAQ

Himarë property FAQ

Yes. Foreign buyers have the same rights as Albanian citizens for apartments and houses in Himarë. Because parts of the old town and coastline have complex ownership histories, independent title checks at the cadastre are especially important here before you pay a deposit.

Himarë is still more affordable than Sarandë or Ksamil. Local agents quote about €1,100 to €1,800 per m² in town and in villages such as Qeparo and Vuno. The official reference price for coastal zone 1 rose to about €1,450 per m² in 2026, while premium Riviera spots like Dhërmi and Palasë reach roughly €2,950 to €4,900.

Himarë attracts visitors looking for a quieter, more authentic Riviera stay, and short-term rental demand along this coast keeps growing. Income is concentrated in summer. Supply of modern apartments is limited, which supports occupancy for well-located sea-view units, but expect a quiet winter.

Himarë is on the coast road roughly an hour from both Vlorë and Sarandë. Many owners fly to Corfu and take the ferry to Sarandë, then drive north. From Tirana International Airport the drive is longer, via Vlorë and the Llogara pass, and takes several hours.

Albania revised its official property reference prices from January 2026. Himarë recorded one of the largest rises on the southern coast, with coastal zone 1 increasing by about 141%. Reference prices are used for taxes and valuations, and the change reflects how quickly the market has grown.

After reserving the property, your lawyer checks the title history, boundaries and permits. The sale contract is signed before a public notary, who registers it with the State Cadastre Agency. For older stone houses in the old town, also check heritage rules before planning renovations.

Plan for roughly 2% to 4% of the price for notary fees, cadastre registration, translations and legal due diligence. Buyers pay no separate purchase tax. For older houses, add a survey and a renovation budget, as access by narrow roads can raise building costs.

Himarë has a permanent community, schools and basic services, so it is more lived-in outside summer than purely resort areas. Larger supermarkets, hospitals and administrative offices are in Vlorë and Sarandë, each about an hour away.
